New Condo Options in Kelowna

The city of Kelowna in British Columbia is an excellent location to settle in and call home for you and your family. The popular condo lifestyle offers a unique and diverse landscape with beautiful landscapes of waterways, mountains, and trees. Urban amenities surround all of the neighbourhoods throughout Kelowna, giving you plenty of options for convenience and luxury.

With so many new condo projects in the works and those that have been completed, there are plenty of opportunities to purchase a condo in Kelowna; however, navigating the new condo market can be a little overwhelming. That's one of the reasons we built kelownacondos.ca

Pre-Sale Options

Developers in Western Canada know Kelowna is highly sought after because of the beautiful landscapes, the multitude of restaurants, community events, and the Kelowna lifestyle. With so many new condo developments starting, there are a few things you need to think about.

Let's dig in below.

Research is Due Diligence

Be sure to be a bit of a detective when you decide to purchase a pre-sale condo. Since the development has either not started or is only partially finished, being excited about its possibilities can overcome some new purchasers. The photos and plans look amazing, but will you be getting what you think you are purchasing?

It is easy to find information on developers. Most of the developers in Kelowna have completed numerous projects previous to the one you may be currently looking at. Look the developer up and scope out their past projects. Take a drive and even tour these previously built communities. You can find online reviews as well or ask around the city. It is easy to get information first hand from people that have been in your shoes before.

Pay Attention to Details

Before signing on the dotted line and putting down your deposit, be sure you know what exactly you are getting. With a pre-sale condo purchase, there is a lot of paperwork. Some come with standard finishes, while others you may choose custom finishes, so be sure to speak up and ask questions.

What exactly is included? Many condo communities include perks such as parking spaces, whether outside or underground or they may consist of landscaping and even swimming pools, so you need to know what you are purchasing. There are extra strata fees associated with some of the perks due to a condo association’s yearly budget, so be sure you have a precise monthly amount so you may budget accordingly.

Prepare Your Finances and Mindset for Delays

Often when putting down a deposit on pre-sale condos, the developer will ask that you put 5%-20% down, but you can usually make that in payments over time. Try not to take too long, however, as the balance will come due and you want to make sure you are prepared. You never know when the project will get occupancy, so be sure not to get caught at closing without your cash to close.

Developers will provide you with a pretty detailed timeline upfront when you purchase a pre-sale condo in a new development. But, as with any large project, there could be delays. In some cases, weather or backlog on building materials can delay a project. Remember, this is a large-scale project, and developers have to work diligently with zoning and permits, and sometimes that does not always happen as quickly as planned. Try not to worry too much when it feels as though it is taking too long. Be sure to speak up and ask questions so you are staying ahead of any real problems that may arise.

Buying a pre-sale condo in a new development is a great way to get exactly what you want in a condo. When you buy into a new building, you know everything is new, and you will get modern finishes. You will also have peace of mind you won’t need to do a bunch of repairs anytime soon.

Already Built Units

Kelowna has a significant network of condominium developments already in place, so narrowing down the options may be difficult. As with pre-sale condos, it is best to do your research and decide what option will be best for you. One of the best places to start is choosing the right Kelowna neighbourhood that works for you.

Neighbourhoods

There is quite a lot of variety in terms of neighbourhoods in Kelowna. From living downtown to the University (UBCO) District, each neighbourhood has its distinct qualities that can fit your lifestyle’s needs and wants.

Lower Mission

Filled with beaches, parks, shopping and restaurants, the Lower Mission area of Kelowna is popular with families, young professionals, and retirees alike. The new condo developments in Lower Mission are often larger and well suited for families. With an abundance of outdoor activities just outside locals’ doors, the active lifestyle dominates the area. From running to paddle boarding, lots of residents spend their leisure time among nature.

University District

The University District, also known as UBCO, is more of a suburban neighbourhood with recently established amenities that satisfy everyday needs. Newly developed condominium communities and ones that have been around for 10 years line the streets boasting mountain and golf course views. Close to campus; this neighbourhood is popular with college students, as well as the retired looking to golf daily.

Downtown Kelowna

In the heart of the city, Downtown Kelowna is comprised of an eclectic mix of residents, including young professionals, families, and retirees. Bustling with activity, most of the real estate market is made up of condo residences, most of which have amazing views. Proximity to locally-owned restaurants, nature activities, and family-friendly events creates an atmosphere of fun and relaxation mixed.

Conclusion

Whether you want to buy in a brand-new building or one that is established, the condo selection in Kelowna offers a great mix of convenience and style. Condo amenities including pools, fitness centers, parking, business centers, and convenience shops are desirable, so it is no surprise as to why the Kelowna condo market is growing so fast.
