Be sure to be a bit of a detective when you decide to purchase a pre-sale condo. Since the development has either not started or is only partially finished, being excited about its possibilities can overcome some new purchasers. The photos and plans look amazing, but will you be getting what you think you are purchasing?

It is easy to find information on developers. Most of the developers in Kelowna have completed numerous projects previous to the one you may be currently looking at. Look the developer up and scope out their past projects. Take a drive and even tour these previously built communities. You can find online reviews as well or ask around the city. It is easy to get information first hand from people that have been in your shoes before.

Pay Attention to Details 

Before signing on the dotted line and putting down your deposit, be sure you know what exactly you are getting. With a pre-sale condo purchase, there is a lot of paperwork. Some come with standard finishes, while others you may choose custom finishes, so be sure to speak up and ask questions.

What exactly is included? Many condo communities include perks such as parking spaces, whether outside or underground or they may consist of landscaping and even swimming pools, so you need to know what you are purchasing. There are extra strata fees associated with some of the perks due to a condo association’s yearly budget, so be sure you have a precise monthly amount so you may budget accordingly. 

Prepare Your Finances and Mindset for Delays 

Often when putting down a deposit on pre-sale condos, the developer will ask that you put 5%-20% down, but you can usually make that in payments over time. Try not to take too long, however, as the balance will come due and you want to make sure you are prepared. You never know when the project will get occupancy, so be sure not to get caught at closing without your cash to close.

Developers will provide you with a pretty detailed timeline upfront when you purchase a pre-sale condo in a new development. But, as with any large project, there could be delays. In some cases, weather or backlog on building materials can delay a project. Remember, this is a large-scale project, and developers have to work diligently with zoning and permits, and sometimes that does not always happen as quickly as planned. Try not to worry too much when it feels as though it is taking too long. Be sure to speak up and ask questions so you are staying ahead of any real problems that may arise.
